Siding in Dewey Beach, DE

Dewey Beach sits on a narrow strip between the ocean and Rehoboth Bay, so every wall of a house here takes weather from one side or the other. The town also has one of the clearest permit rules on the coast, and it names siding specifically.

Does replacing siding in Dewey Beach need a permit?

Dewey publishes a list of work that does not need a permit, and "roof or siding replacement not exceeding 25% of existing sheathing" is on it. The rule is about the sheathing (the panels the siding is nailed to), not the siding itself.

In practice that means replacing damaged siding over sound sheathing can often go ahead without a permit. A full re-side that opens up and replaces more than a quarter of the sheathing cannot. The catch is that nobody knows how much sheathing is soft until the old siding comes off, so we settle the permit question with the town before starting rather than halfway through a wall.

Dewey's permit thresholds

For work that is not exempt, the Town of Dewey Beach sets the paperwork by the cost of labor and materials:

  • Under $1,000: no notification or permit.
  • $1,000 to under $10,000: a Notification of Work.
  • $10,000 or more: a full Building Permit.
  • Over $15,000: an additional $150 application fee.

The town asks for a copy of the contract or estimate with the filing so it can check the cost. Every contractor working in Dewey also needs a Town of Dewey Beach business license, whatever the size of the job. If your home is in a floodplain and the work touches flood-resistant design or materials, the town wants a direct conversation regardless of cost, and on condominium or HOA property the application has a line for the association's sign-off. We handle all of the filing.

Why every Dewey wall is a windward wall

On most houses you can point to the wall that takes the weather. In Dewey you usually cannot. A nor'easter comes straight off the ocean, and a hard southwesterly comes straight off the bay, with nothing in front of either. Over a year, every elevation gets its turn.

For siding, that has specific consequences:

  • Rain arrives sideways. Wind-driven rain gets pushed up under laps and into joints, and it loads the tops of windows and doors hardest. The flashing at every opening has to be right on all four sides of the house, not just the ocean side.
  • Fastening has no easy side. Panels and trim need to be fastened for high wind everywhere, because there is no sheltered wall where a shortcut would be safe.
  • Salt from both directions. Fasteners, metal trim and flashing corrode from whichever side the wind is blowing, so corrosion-resistant fasteners are the baseline, not an upgrade.
  • Sand. Blowing sand abrades finishes and packs into the bottom courses and corners, where it holds moisture.

Working around Dewey's summer

Dewey's summer population is many times its winter one. Tiny lots, narrow streets and full parking make staging a siding job hard in July, and weekly rentals leave little room to have a wall open. For anything that can wait, the off-season is simply better: room to work, no bookings to dodge, and no guests walking past an open wall. If you own in Dewey but live elsewhere, we send photos of every wall and handle approvals by phone or text.

Questions

Dewey Beach siding FAQ

Is siding replacement exempt from permits in Dewey Beach?

Partly. The Town of Dewey Beach lists roof or siding replacement not exceeding 25% of existing sheathing among work that does not need a permit. Replacing more than a quarter of the sheathing behind the siding is not exempt, and how much sheathing needs replacing is often unknown until the old siding is off.

What are the permit thresholds in Dewey Beach?

They are set by the cost of labor and materials: under $1,000 needs nothing, $1,000 to under $10,000 needs a Notification of Work, and $10,000 or more needs a full Building Permit, with a $150 application fee added over $15,000. A copy of the contract or estimate goes in with the filing.

Do contractors need a license to work in Dewey Beach?

Yes. All contractors and handymen must hold a Town of Dewey Beach business license to work in town, regardless of the scope of the job.

Why does siding in Dewey Beach need extra attention?

Dewey sits between the Atlantic and Rehoboth Bay with no wind shadow, so storms hit every side of a house over the course of a year. Wind-driven rain, salt from both directions and blowing sand mean flashing, fastening and corrosion-resistant fasteners have to be right on every wall.

When should I schedule siding work in Dewey Beach?

The off-season, roughly November through April, for anything that can wait. Summer brings crowded streets, full parking and weekly rentals that leave little room to have a wall open.
